No. This is an estimate based on a simplified view of the official points system. For a final legal assessment, use the official Huurcommissie Huurprijscheck.

What is base rent?

Base rent is the rent excluding service charges, furniture, gas, water, and electricity.

When does a home fall into the social sector?

For 2026, self-contained homes up to and including 143 points fall into the social sector. New contracts from 144 to 186 points fall into the mid-rent segment. From 187 points onward a home is in the free sector.

Why can Funda rents still be much higher?

Because asking rents are not all in the same legal bucket. Some homes score enough points for the free sector, some older contracts remain free sector, and some regulated homes can get legal surcharges for newbuild or monument status.

Can I calculate the maximum rent with only sqm and rent?

No, not exactly. The official rules also look at WOZ value, energy label, storage space, outdoor space, heating, kitchen quality, parking, and some legal surcharges.

Why does this check ask for the WOZ value?

The WOZ value plays a role in the official points system and can affect the maximum rent threshold.

Does this check also apply to rooms?

This first version is mainly intended for self-contained housing. Rooms and other non-self-contained housing use different rules and a separate valuation system.
